You spent a relatively good chunk of change installing a driveway or a parking lot and you now have one of the best-looking surfaces in all of San Antonio. There is no doubt that you want it to last a long time. Right? So why wouldn’t you prolong the lifespan of the pavement by regularly sealcoating it?
Sealcoating is the method of applying a protective coating over your driveway or parking lot to shield it from the average elements we often experience here in San Antonio. Things such as UV rays, water and vehicle oils are all things that can damage the surface, costing you MORE time and money that you didn’t really need or want to spend. Why spend more money that you need to? When you take the time to sealcoat your project, you are basically “insuring” that surface to extend its overall life. While this has not been researched, it is a widely performed step that is done and referred to as “better safe than sorry” move. You just can’t be too sure!
Different asphalt sealants
It is also widely known that not all sealcoats are created equal. You have heard the statement “You get what you pay for?” Well, the same is true with sealcoats. Asphalt-based sealers generally offer poor protection against climate changes and last only 1-3 years after being applied. This probably isn’t the best choice for protecting your surface here in San Antonio. Tar-based sealers off the best protections against all things “environment” and tend to last 3-5 years. Petroleum-based sealers are good to protect against water and chemicals and basically are a good mix of what Asphalt-based and Tar-based offer and, when applied, they tend to last 2-4 years.
Some earth conscience folks do not like the use of products that hurt the environment. Some sealcoats are made with materials that are not always the most earth-healthy and feed into streams and wildlife, therefore breaking down the environment by polluting water sources and killing off the local wildlife. Some states have actually banned the use of tar-based sealants from being an option in your DIY or paid project simply because its main component is made from coal. Be sure to check around before you make your final decision and find out before you apply your sealcoat that it isn’t banned because of any of the ingredients in the mixture.
When you have settled on your sealcoat choice, you need to ensure that the surface is completely clean and completely dry. If either of these are not apparent, the mixture will not adhere to the surface of your pavement, as well. Sealers are very often applied with either a pressure-type sprayer or by hand. The equipment you use must also ensure that there is a constant agitation to maintain that you get an EVEN sealcoat mix. The entire process takes about 48 hours of curing before you drive over the surface, to allow it to set.
Once you take the time to protect your investment, you can rest easier knowing that it will last longer than it will without this type of protectant.
